Go down to Kokomo… Beach House or buy it for $1.5M

It’s not the Kokomo you know from the song, the one in the Florida Keys where two lovers looked to get lost, but Stradbroke Island’s Kokomo Beach House is its own slice of heaven.

And it’s now for sale for $1.5 million.

Kokomo Beach House is a the three-storey getaway at Point Lookout, that features a cocktail bar, a separate five-bedroom staff floor and a fully fitted-out restaurant.

The North Stradbroke spot is perfect spot for whale watching and cocktails. The Cummins Pde address is a 444 sqm freehold property, within the 32-villa Pandanus Palms complex that overlooks the ocean.

Current owner and manager Hugh Smith, who has been in charge since 2019, feels it is now time for a new owner.

“I’ve been coming to Straddie on holiday since I was a kid,” Smith said.

“We would often stay at Pandanus Palms Resort and frequented the venue back in the day, so there was definitely some nostalgia there.

“We knew how much potential it had, it just needed to be brought into the 21st century.

“We’ve redone all the operational side of the venue.

Smith has had the plumbing and electrics updated and changed every surface.

“It was stuck in the 80s but now it has a modern feel that complements the location with a nod to Australian ideologies, finished with European touches.

“Generally, our guests have sandy feet, salty hair, and are in holiday mode so the general ambience is very relaxed.

“It’s the overarching lifestyle that owning a venue on an island provides that you just can’t get anywhere else.”

Ray White North Stradbroke Island will lead the sale.

Selling principal Chris Ransley said of the venue, “Kokomo Beach House is the place to go for a special occasion whilst on the island. It’s made a great name for itself and serves great food and amazing cocktails.

“It’s currently only opening four nights a week, so there’s huge potential to grow the business by opening more and catering to onsite guests.

“While the property is perfect for owner operators, the current staff seem very happy to stay and continue, so the new owner could just find a new general manager and run the business at arm’s length.”
