Great Ocean Road eco-resort for sale

A boutique eco-resort on the Great Ocean Road in Victoria has been put up for sale. 

The Alkina lodge in Wattle Hill was designed with sustainability as a top priority, making it almost self sufficient. 

A number of passive heating and cooling features help keep energy consumption to a minimum.

The compound is also airconditioning-free, with windows on the roof designed to minimise sun in the summer and maximise warmth in the winter. There was also hydronic heating as a back-up.

“The houses are designed to breathe and, because it’s on a headland, we get great cooling breezes and we have heaps of ventilation,” owner Michael Minshal told Domain.

“There’s a lot of passive heating and cooling built into the structures, and in addition to that we just put in $130,000 of battery packs and solar panels and a wind generator – not one of those giant wind towers but it’s like a baby small version of that.” 

The resort offers three four-bedroom lodges designed by architect Glenn Murcutt and his partner Wendy Lewin. 

The lodge is being sold with approved plans for another lodge and a 75-room hotel, with the sale managed by RT Edgar’s Gerald Betts. 

It’s listed for sale as an expressions of interest campaign, closing on December 5.
