Brooklyn Hotel Sails into Marketplace

The Anglers Rest Hotel in Brooklyn has been listed for sale with price expectations in the mid $4 million bracket.

HTL Property Directors Blake Edwards and Sam Handy are pleased to announce the upcoming sale of the Anglers Rest Hotel in Brooklyn, which is being offered for sale for the first time in 30 years by long term owners Geoff Watts and Mal McKellar, who have decided to retire.

Situated on the banks of the mighty Hawkesbury River, The Anglers Rest is located roughly halfway between Sydney and the Central Coast.

The suburb is a popular hub for both boating and tourism activities, and features several marinas, a boat ramp and marine service businesses such as boating hire and brokerage. Brooklyn also acts as a service centre for the surrounding population with a post office, service station, motel, real estate agency and shops.

The hotel is widely considered to be ripe for repositioning with an edgier food and beverage offering to better capture the lucrative Sydney day tripper and weekend trade. This formula has proven successful at other nearby operations such as the Patonga Beach Hotel, the Cottage Point Inn and Berowra Waters Inn.

“The Anglers Rest Hotel represents a unique opportunity to buy a lifestyle asset in an idyllic location, that makes strong commercial sense and offers genuine potential upside” commented HTL Property Director, Sam Handy.

The asset itself features a bar, bistro, several large outdoor courtyards, a gaming room with 8 gaming entitlements and 8 accommodation rooms. The bistro is currently leased out.

“One of the most compelling aspects of this offering is the ability for the incoming owner to take back the food operation and recapture some of the revenue and profit that is currently walking out the door,” Handy continued.

“We have already experienced frenetic transaction activity from purchasers in the first two months of 2020, and with this week’s RBA decision to drop interest by a further .25%, we are anticipating the strength and depth in the market to continue” concluded HTL Property Director, Blake Edwards.

The hotel is being sold via an on-market Expression of Interest campaign closing 25 March 2020 at 12pm.
