Parramatta Leagues Club unveils ambitious $300M masterplan

Paramatta is set to become Sydney’s entertainment home with a $300 million revamp of the Parramatta Leagues Club.

The bold vision to transform the precinct surrounding CommBank Stadium, includes a new clubhouse, hotel, culinary hub, and youth facility at the heart of the development.

The three-stage "Parramatta Live" masterplan includes a 1,000-capacity theatre, a 150-room, 12-storey hotel with a swimming pool, and a 450-square-metre youth hub and community centre. Additionally, a gymnasium, bowling alley, and arcade games are planned for the site.

The existing clubhouse will remain operational throughout construction, with demolition scheduled for 2025. The new clubhouse is expected to be completed by 2028, along with the theatre.

The final stage of the development will see the replacement of "The Bronx" unit block with two 100-apartment buildings, creating over 6,000 square meters of open space for the local community.

The club plans to submit the development application to Parramatta Council early next year.

“There’s nothing like this in western Sydney,’’ Parramatta Leagues Club president Greg Monaghan said.

“It will be such a vibrant community space, eating and dining, and tied into CommBank Stadium. It’s begging to be developed.’’

The club owns most of the land on the site, with the Parramatta Park Trust and Venues NSW holding partial ownership.
Monaghan said that the redevelopment will further enhance the stadium's capacity to host major events.

“We’re really aiming to complement whatever’s happening in the stadium so if there’s a big concert in the stadium, if it’s packed, we expect here to be packed as well.

“But it’s not just intending to be an event-day experience, it’s intending to be a seven-day-a-week for people who live here and visitors.”

Plans for the redevelopment initially proposed a 17-storey hotel with 209 rooms but were modified to ensure no new buildings eclipsed the top of the existing multistorey carpark. Heritage guidelines for the Parramatta Female Factory nearby were also taken into consideration.

The redevelopment of the precinct has been delayed for several years. An initial $100 million proposal was first unveiled in 2015, but the project was subsequently stalled.

However, recent upzoning changes announced for North Parramatta last year have reignited interest in the redevelopment. NSW Premier Chris Minns has approved changes that will allow buildings along Church Street to reach a height of 30 stories, two-thirds the size of current height limits in the Parramatta CBD.

With the area’s growing population, the club's redevelopment is gaining momentum.
