Mismatch Brewhouse freehold and leasehold listed for sale as it looks to relocate

The freehold and leasehold of Mismatch Brewhouse in Adelaide's Whitmore Square have been placed on the market, with real estate firm Savills promoting the listing as an opportunity for a new operator to assume control of the site.

Savills highlighted the “prime CBD corner position” of the venue, which includes a restaurant, bar, and brewing facilities. While the bulk of Mismatch Brewing Co.'s production occurs at Lot 100 in the Adelaide Hills, small-batch and limited-edition beers are crafted on-site at Whitmore Square and served on tap.

The venue encompasses the entire building, with a total gross floor area of 866 square metres, according to Savills. The agent also noted there is “the opportunity to retain existing brewing equipment upon them vacating”.

Chris Pang, Chief Executive Officer of Mismatch owner AllPour Pty Ltd, told InDaily the company had already been exploring relocation options when informed of the landlord’s decision to sell the freehold. “Internal discussions were already underway in investigating a new location for Mismatch Brewhouse within Adelaide,” Pang said.

“This move aligns with our ambitious plans and commitment to further establish Mismatch as a leading beer brand in South Australia,” he added.

“While the timing of the freehold sale did not coincide with our plans to relocate, we felt it was transparent and fair to allow a potential buyer the opportunity to acquire the property with a clear understanding of our longer-term intentions.

“We want to unequivocally state that Mismatch Brewing Co. remains deeply committed to South Australia and to ensuring Mismatch is a much-loved local brand. We have exciting plans in development that will reinforce this commitment, and we look forward to sharing these details soon.”

Mismatch Brewing Co. was acquired in April 2024, along with South Australian distiller 78 Degrees, for A$7 million by a company co-owned by former Carlton & United Breweries Chief Executive Officer Peter Filipovic. The purchase occurred less than three years after Mighty Craft had bought both brands, along with Hills Cider and a majority stake in Lot 100, for A$47 million.

The transaction with Filipovic also included assignment of the lease for the Whitmore Square brewhouse. Filipovic serves as a director of AllPour Pty Ltd alongside Mismatch co-owner Richard Gordon Ludbrook.

Mismatch recently started operations at the Whitmore Square venue, which formerly operated under the Sparkke brand. In July 2024, Mighty Craft sold the Lot 100 business, including its cellar door lease, intellectual property, and assets, to a Filipovic-directed company for “no less than A$1.5 million”.
