Sentinel diversifies with Bowell Hills residential project

Retail and industrial property specialist Sentinel Property Group is diversifying into apartments, with a plan to convert part of its Bowen Hills office site in Brisbane.

The group, run by Warren Ebert, has lodged plans to redevelop the 1950sq m site opposite the Royal Brisbane Hospital into a 14-storey tower, with the potential for another building in a second stage.

Mr Ebert confirmed the plan, which could see 154 units and short-stay accommodation, on the site. The group may work with a developer partner on the scheme that he said was in keeping with its philosophy of adding value to properties.

Sentinel is undertaking a residential subdivision in Sarina near Mackay in Queensland. It has started on 67 lots and has approval for another 500 lots and a site earmarked for retirement or aged care.

In Brisbane, Sentinel bought the $62 million Citilink Business Centre from Centuria Office Fund 2 in what was its largest ever capital-rising in its four-year history.

Under the plans submitted to the state government development assessment authority, Sentinel said it would develop accommodation for hospital visitors, with a mixed-use, retail component on the 12,700sq m site. The project, designed by Cottee Parker, would offer 154 units with an additional 33 dual-key units, including 77 one-bedroom types and 44 two-bedroom units.

“The developer has identified the need for accommodation close to RBWH for people visiting Brisbane from regional areas of Queensland, attending tests and day procedures, and medical professionals,” the application said.

The building will be aimed at investors and first-home owners. Bowen Hills is an area in transition, dominated by the hospital precinct and the Showgrounds, where Lend Lease is undertaking a $2.5 billion commercial, residential and retail development over the next 15 years.
